Which Homes Need a Home Inspection?
Any home that is being sold or purchased should be inspected. The age does not matter. Even some new homes may have some type of structural and mechanical problems that can be revealed by a home inspection. The price of a home inspection can pay for itself many times over in almost any circumstance. I have seen many instances where the home inspection has paid for itself in just one item that normally would not have been discovered had a home inspection not been performed.
What Is a Home Inspection?
A home inspection is simply a detailed analysis of the present physical condition of a building. Its purpose is to better inform you of a home's condition. It is not a pass or fail examination nor a guarantee.
A home inspection does not need to be performed by a licensed engineer for it to be an accurate and a reliable inspection. Don’t be fooled by high prices and scare tactics that only engineers are qualified to inspect your house. I find that the greatest knowledge in the world will do you no good if you have not had hands-on experience and actually been in the field. The specifications and information in books and on blue prints is not always what ends up as the finished product in the field. I have seen first hand some of the shortcuts and poor workmanship. Your home inspection should be performed by a qualified individual who has a good background in every aspect of the building process.
The inspection:
My first step is to explain the inspection process, the fee that will be charged and what the client can expect from the inspection report. I will also find out your needs and concerns for the inspection, which will determine the scope and focus of the inspection.
Next, I will perform the on-site inspection of the property. Pertinent information about the property's condition is collected and the components and mechanical systems of the house are visually inspected and analyzed. I then determine where the problem areas exist now and where they are likely to occur in the future. Finally, I report my findings in an informative inspection report utilizing digital photos and a computer generated report that contains all of my positive and negative findings and concerns. Maintenance issues that were discussed at the inspection are also provided in the report.
